Land Registration & Construction Start Date

Finally, got registered on the 30th of September 2013. Originally it was scheduled for mid July or early August 2013. But due to Sydney Water and some other small  hidden issues lots in phase 2C could not be registered on time. Wait time was one of the most terrible things, anyways it was all over now.

As soon as it was registered on the 30th, final documents were sent out to the bank to get the loan ready and also asked the solicitor to have this transfer done as soon as possible.

Finally, 4th October was set up for the transfer. We had few issues with the bank because our loan was approved in March 2013 and since then draw date was extended a few times but could not be drawn on time as of delayed registration. Anyways after a few hiccups things were sorted out and yes land was transferred in our names and we have started paying mortgage.

Eden Brae was also informed to get the file ready for further actions, and within a week land was pegged out with red color pegs which was very pleasing.

Eden Brae, also forwarded house plans to a local NSW Housing Code to have them approved, whole process took almost 4 weeks from pre approval to the complete approval, which was another painful thing.

As soon as we received the final house approvals from the NSW Housing Code, a request for the slab pegs was also ordered and documents were forwarded to the estimation department for final estimation and materials.

Letter of commencement from the bank was also ready and forwarded to the builder along with all necessary documents.

Now it was in EDH's hands to release our file to construction which normally takes 20 working days but as we had a lot of delays our file was skipped to 10 working days.

Thursday the 28th of November when our file was released for construction on 8th working day which was not too bad, and Friday the 29th I received a missed call from my Site Supervisor with a welcome message and to introduce himself. Heard from different people he is a great guy which I totally agree.

He also emailed me the scheduled work which he is expecting to complete just before the xmass break.
