27th March 2014 - PCI Day
Arrived 30 minutes earlier for the inspection and we saw our SS was already there placing blue colour tap on walls around the house. We kept sitting inside the car to give him some time to finish his job and finally he waved his hand and asked us to join him. He has been very friendly as always but I felt that after an hour he became bit pushy and asked me to join him outside the house so that he can take us around the house. But hang on I have not finished inside yet and ignored what he said and continued picking up the issues and marked around the house where paint was not done properly. And at the end of the inspection, house was full of blue colour tape. I think Eden Brae must consider doing a 3rd paint.
Tiling job in the main areas of the house was done in a very professional manner and we were happy to see our selection, glad I did not upgrade them even though I wanted to do a next level up.
Carpet was missing which was a big blunder by them, SS thought it was deleted from our contract, but no - I had all documents in hand and he confirmed that he will get it done in a day or two.
A few cracks and marks were found on bath tiles which he marked to replace them.
Front entry door will be replaced because incorrect handle and lock was provided, also door was stained with Maple, and now new door will be placed with correct omni trilock handle and walnut stain.
Settlement - Thursday the 10th of April 2014
Mirrors still missing, will be installed in next few days

11th March 2014 - Electrical Work, Plumbing, Driveway, Water Tank
We have been officially locked out of the house because all electrical
work has been completed along with the alarm system which was active and
warning us with some warning beeps – so even though we had a window open to
climb inside the house but did not want to risk ourselves and changed our mind
entering the house.
Took some photos from outside and looked inside the house
through the glass windows and found all electrical work was done, Plumbers
finished installing everything including bath, toilets etc. front portico piers
were also coloured. Concrete work for the driveway was completed this morning
which was scheduled later this week, looks like guys were aware of the possible
rain in the area and got it done before hand. Also saw 2 big piles of main
driveway tiles ready to be installed.
Garage door is due this Thursday along with tiling in the
main areas. Mirrors and shower screens are due to be installed next week,
carpet is also due next week

1st March 2014 - Bench top, vanities, paint, claddings, downpipes
I am completely locked out of the house now, 2 weeks ago when I last visited the house with kids it was raining and luckily all doors were opened, but as we entered the house we all took our shoes off outside the house with the fear of bringing mud inside the house with our shoes but little one did not listen daddy and at the end of our inspection I saw many tiny shoe marks all around the house which I could not clean and I warned all of them do not expect further visits inside the house because little one is leaving many proofs behind for the SS to lock all doors and windows, and yes this morning as expected we had no door to go through or any windows to climb in and I was just feeling like breaking my own house window just to see the progress but no luck.
But as I was about to leave a trade guy stoped in front of the house and opened the gate and went inside the house to do some work. I knocked at my own door after giving him a few minutes to settle down and he was not too bad but warned me that he will be in trouble if SS comes and finds me without his permission, anyways he asked me to be quick and leave as soon as possible.
1- Ceiling was painted again but was not so professional because I could do a better job than them but I am going to ignore it until the PCI thinking this may be the first paint.
2- All doors are in and painted.
3- Portico claddings and garage roof claddings were also painted with the original paint which does not look that bad.
4- Kitchen bench top with rangehood has been installed, did not like the combination now because its too dark but may be they were not cleaned that is why.
5- Bath and ensuit vanities done with tiles in the shower and laundry.
6- Down pipes around the house are also painted but what I have noticed is that not entire pipe was painted as painters did not paint the sides facing the walls and I have emailed the SS to make sure they are fully painted.

22nd February 2014 - Tiles in Ensuit, Baths, Laundry
Drove to Oran Park this morning expecting no one will be on site but got surprised to see 2 people working hard to get the tiling job done, as I entered the house, there was loud music on and was welcomed by the people working on site with nice smile and hello - did not even had to say a word that i am the owner - when asked the guy when are you planning to finish, he said by Wednesday next week which is not too bad.
